Urban planners and real estate experts predict that the new connection between the Mumbai Coastal Road and the Bandra-Worli Sea Link could trigger significant growth in Nariman Point, Mumbai's original commercial district.

The seamless link between the Bandra-Worli Sea Link and the Mumbai Coastal Road has reduced travel time between South Mumbai and the suburbs, raising hopes for a potential real estate revival in this prime area.
On September 12, Chief Minister Eknath Shinde and Deputy Chief Minister Devendra Fadnavis inaugurated the new link, further integrating Mumbai’s key infrastructural developments.
Experts are optimistic about Nariman Point's redevelopment, foreseeing it as a future hub for luxury housing, entertainment, and hospitality. Additionally, according to Knight Frank’s report, South Mumbai - A Renaissance, office rentals in the area are expected to rise significantly, with projections showing an increase from the current ₹569 per sq ft to ₹1,091 per sq ft by 2030. This growth reflects the high demand for premium office space.
Knight Frank has also been tasked with assisting the Mumbai Metro Rail Corporation in leasing a 4.2-acre plot in Nariman Point, further solidifying the area's potential as a top real estate destination.
